The Landlord and Tenant Board (LTB) is an adjudicative tribunal that resolves disputes between residential landlords and tenants. It also provides information to both parties about their rights and responsibilities under Ontario's Residential Tenancies Act.

Looking for An Apartment / Application / Move In Related?

To process your application quickly, please have the following information and documents ready:

  • Proof of Identification: A piece of valid government-issued photo ID (e.g., Driver's License, Passport, or Ontario Photo Card).
  • Income & Employment Verification: Proof of your current income (e.g., recent pay stubs or a Letter of Employment) along with your employer's name, address, and a contact number so we can verify your employment.
  • Landlord References: The name and phone number of your current (and previous, if applicable) landlord so we may call for a reference.
  • Contract Deposit: An amount equal to one month's rent, provided via our online application process or in guaranteed funds (e.g., bank draft, certified cheque, or money order).
    • Note: If you are approved and sign a Tenancy Agreement, this contract deposit becomes your Last Month's Rent. If your application is declined, this deposit is returned to you in full.
  • How we evaluate applications: Once submitted, our team will review your credit bureau rating, credit references, rental history, and employment/income verification.

Our standard initial lease agreement is for a term of one year, and all agreements are drafted using the mandatory Ontario Standard Form of Lease.

What happens after the first year? You do not need to move out or sign another one-year lease. Under Ontario law, once your initial one-year term is complete, your lease automatically transitions to a month-to-month tenancy. All of the original terms and conditions of your lease will remain exactly the same.

To apply online:

  1. Navigate to the specific building you are interested in at EffortRentals.com.

  2. Select your desired suite and click the "Apply Now" button to be directed to our secure online application portal.

To apply in person: If you prefer to apply in person, please contact the building's Leasing Agent to set up an appointment.

Once your application is approved and your lease is signed, your Superintendent or Resident Manager will contact you to schedule a specific move-in appointment.

Before your keys or building access can be provided, you must ensure:

  • You have provided valid proof of active tenant insurance.

  • Your first month's rent and any required deposits are paid in full.

Receiving Access: Your access credentials will be provided on the first day of your lease term during your scheduled appointment. Please note that access methods vary across our portfolio. Depending on your specific building, you may receive traditional physical keys, a key fob, or digital access through a smart-entry app on your smartphone.

If your new home is in an elevator-access building, you must book the elevator in advance.

How to book: As soon as you know your moving date, please contact your Superintendent or site office to reserve a specific time block. Moving time slots are typically booked on a first-come, first-served basis, so we recommend reserving your slot as early as you are able.

Tenant / Resident Related?

Yes. Effort Trust requires all tenants to carry active tenant insurance and provide proof of coverage before moving in.

Why is tenant insurance important? Many renters do not realize that the landlord's property insurance does not cover a tenant's personal belongings. Tenant insurance provides two essential types of protection:

  • Contents Coverage: Protects your personal items (furniture, electronics, clothing) in the event of fire, water damage, or theft.
  • Personal Liability: Protects you financially if you accidentally cause damage to the building (e.g., an overflowing bathtub) or if someone is injured inside your apartment.

What to do once your application is approved: You do not need to provide insurance details during the initial application process. Once your rental application is approved, you will be given access to our portal where you can complete this requirement in one of two ways:

  1. Purchase instantly: We have partnered with Apollo Insurance to offer our tenants competitive rates and a fully digital experience. You can purchase your policy online in under two minutes, and your proof of coverage will automatically sync with our team.
  2. Upload your own: If you prefer to use a different insurance provider, you can use the same portal to securely upload your own policy binder or certificate.

Please note: Valid proof of insurance must be submitted prior to receiving your keys.

Whenever you decide to end your tenancy, you must provide Effort Trust with at least 60 days of written notice using the official Landlord and Tenant Board form called the Tenant's Notice to Terminate the Tenancy (Form N9).

The termination date on the form must be the last day of your rental period (usually the last day of the month). Please review the scenario below that applies to your situation:

If you are on a Month-to-Month Tenancy (or reaching the end of your 1-year lease): You must submit your Form N9 at least 60 days before your final desired day in the unit.

  • Example: If you pay rent on the 1st of the month and want to move out by the end of August, the absolute latest you can give notice is July 2nd.
  • If you give notice earlier (e.g., on June 20th), your termination date must still be the last day of a rental period (August 31st).

If you are in the middle of a 1-year lease: You are legally bound to your lease for the agreed-upon term. You are financially responsible for the unit until your lease ends or until a new qualified tenant is found to re-rent the unit, whichever comes first. Please speak to your Superintendent/Property Manager or our Head Office as early as possible to discuss your options.

Important rules for submitting your notice:

  • You do not count the day the notice is given, but you do count the termination date.
  • If you are mailing the notice rather than handing it to your Superintendent directly, you must add 5 extra days to your calculation to account for mail delivery.

Because each building operates as a separate property entity, we are unable to directly transfer an existing lease agreement from one building to another.

What if I need to move to a different Effort Trust building? We understand that circumstances change, and we always try to work with our residents as much as possible. If you need to move to a different building within our portfolio before your initial lease term expires, please reach out to your Superintendent or Property Manager or our Head Office as early as possible.

While you are technically responsible for the remainder of your current lease term, we can often work together to find a solution.y.

We realize there are some situations that require extra management attention. To ensure your concern is addressed quickly and properly, please follow this process:

  • Step 1: Your On-Site Team. Your Superintendent or Property Manager should always be your first point of contact. They are intimately familiar with the building and can resolve the vast majority of day-to-day issues.

  • Step 2: Head Office Escalation. If you have already spoken with your on-site staff and feel the situation requires further attention, please contact our Head Office at (905) 528-895.

    When contacting Head Office, please provide your building address and unit number so our administration team can accurately log your concern and route it to the appropriate Property Manager for review.

We understand that unexpected life changes happen, and we will always try to work with you to find a solution. If you need to break your lease before your one-year term is complete, please contact your Property Manager or Head Office immediately to discuss your options.

Generally, we will work with you to find a new tenant for the unit. Once a new tenant is approved and signs a lease agreement, we can sign a Mutual Agreement to End a Tenancy (Form N11).

Important Note: If you abandon your unit or terminate your lease without following the proper legal process, you remain legally and financially responsible for the rent and the unit until the end of your lease term or until the unit is re-rented to a new tenant, whichever comes first.

For immediate emergencies or illegal acts in progress, always call 911 or local police first. For after-hours noise complaints, you may also need to contact your local municipal bylaw office.

For all other complaints, or to follow up after contacting authorities, please take the following steps:

  1. Notify Staff: Reach out to your Superintendent or Property Manager as soon as possible to make them aware of the situation.

  2. Submit it in Writing: You must complete a Tenant Complaint Report in full. You can request this form from your Superintendent or Resident Manager and return the completed copy to them directly. Our team will then review the submission and act accordingly.

Why do we need this in writing? While we always want to hear from you verbally, the Landlord and Tenant Board (LTB) requires landlords to have detailed, written documentation before we can take formal action against an offending tenant. This form ensures we have the necessary dates, times, and details recorded so our management team can address the issue quickly and properly.
